Our Exceptional Service and Exceptional Care means that we will accompany all prospective tenants on property viewings.
Although many of our applicants are introduced to us by companies or relocation agents with whom we have built up a relationship over the years, part of our commitment to you is to ensure that your prospective tenants are properly referenced. We can arrange professional credit referencing on your behalf to enable you to decide if the prospective tenant meets your requirements. In the case of companies, i.e. corporate lets, we can get a confirmation of their credit status within hours.
A very important part of our service is negotiating the terms of an offer to rent your property. Naturally, this will include the rental figure but this can often include a ‘wish list’ of works required at the property. We can also advise on the length of the tenancy and whether to include a tenant right to renew or a break clause.
Once you have accepted an offer on your property, we will need to prepare a tenancy agreement to meet your requirements. There are several types of agreement and our experienced staff can explain these to you. Many large companies have their own tenancy agreements and we can negotiate the terms of the agreement on your behalf. It should be noted, however, that we are not legally qualified and you may prefer to instruct a solicitor to act on your behalf.
Often the tenancy agreement will provide for the tenancy to be renewed after the initial term. Sometimes this will not be the case but the tenant may want to stay on for a further period. We can negotiate renewals on your behalf to ensure that your interests continue to be protected. We can also review the rent in line with the prevailing market conditions.
This is a detailed schedule of the property, its contents and condition. We will arrange for this to be professionally and independently produced and arrange for your tenant to be checked-in using this document at the beginning of the tenancy. At the end of the tenancy your tenant will be checked-out and a report produced by the independent Inventory Clerk. This report will be used when agreeing any deductions from the tenant’s deposit.
