Whether they are living abroad or much closer to their property, most of our clients choose to avail themselves of our property management service.

Unlike many other agents, our property management departments are located within our offices so your dedicated team are on hand should a visit to your property be necessary. We feel that as part of our Exceptional Service and Exceptional Care the people who will be caring for your property should be fully familiarised with it before your tenant moves in.

We will be the first point of contact for your tenant, often visiting them shortly after taking possession. We will deal with all the major and minor issues that are associated with letting your property. When things go wrong we can arrange for them to be repaired or replaced by one of our own qualified contractors or your own nominated contractor. In addition, we operate a 24-hour emergency service so that your Tenant always has a point of contact in an emergency.


Rent Management:
We will ensure that cleared funds are paid into our account before access is given to the tenant. During the continuation of the tenancy we will monitor all rental payments and ensure that tenants are contacted immediately should a payment be delayed. Our fully computerised accounts department is usually able to transfer monies from our account the day we receive cleared funds.


Utility Accounts:
We will arrange for the utility meters to be read and request final statements, which we can settle from your account on your behalf. In addition, we provide a full on-going account settlement service to ensure that regular bills are paid promptly (we will hold some of your money on account in order to facilitate this). At the end of the tenancy we will advise the utility companies of the final readings and request final bills to be sent to the tenant’s forwarding address.


Regular Inspections:
After our initial visit to meet the tenant, we will make regular visits to the property and provide a written report with accompanying photos where appropriate.


Deposit Dispersal:
At the end of the tenancy, following the Inventory Clerk’s recommendations, we can negotiate any deductions from the deposit before any monies are returned to the tenant. We can also arrange for any remedial works that become necessary and will arrange for the property to be redecorated and any items of furniture replaced if required.


Vacant Property Management:
During periods when your property remains empty, we can arrange vacant property management. This will include weekly visits to the property. We can also arrange garden maintenance, cleaning and the payment of regular bills on your behalf.
